Summer Momentum: More Sales, Faster Timelines, and a Market Finding Its Balance
The third quarter of 2026 brought a busy summer to the Stowe area real estate market. From July through September, closed sales increased across Stowe, Lamoille County, and Waterbury, with several markets seeing faster selling timelines compared to earlier in the year.
While buyer activity remained strong, the market continued to show signs of finding its balance. More inventory provided additional opportunities for buyers, while pricing, property condition, and presentation remained important factors for sellers.
Here's a closer look at how the Stowe area real estate market performed during Q3 2026.
Stowe's single-family home market experienced increased activity during the summer months. Closed sales rose 10.71% year over year, with 31 homes sold compared to 28 during Q3 2025. New listings also increased 23.53%, providing buyers with more options.
The average sales price increased 4.23% to approximately $1.414 million, while the median sales price declined 5.38% to $1.1 million.
Homes also sold more quickly than during the previous year. Average days on market decreased to 55 days, while median days on market fell to just 25 days.
Despite the increase in activity, buyers continued to negotiate. The market for homes priced below $1.5 million accounted for 20 sales, with nearly all involving price adjustments or negotiations before closing.
Stowe's luxury market remained active as well. Four homes sold between $2 million and $3 million, matching Q3 2025, while sales above that range increased from one to three.
For sellers, these results reinforce the importance of strategic pricing and strong presentation. For buyers, additional inventory and opportunities to negotiate continue to create options throughout the market.
Stowe's condominium market continued to experience increased sales activity.
Closed sales rose 16.67% year over year, with 21 condos sold compared to 18 during Q3 2025. New listings remained unchanged at 30.
The average condo sales price declined 36.84% to approximately $794,000, while the median declined 46.67% to approximately $570,000.
These significant year-over-year changes reflect differences in the types and price points of condos sold. Q3 2025 included an unusually high concentration of premium transactions, making the comparison particularly pronounced.
Average days on market increased to 87 days, while median days on market improved to 31 days.
For buyers considering a Stowe condo, the market continues to offer opportunities across a range of price points. For sellers, realistic pricing remains essential to attracting qualified buyers.
An important development during Q3 was the implementation of Stowe's updated short-term rental ordinance, which took effect September 15, 2026.
The ordinance established a townwide cap of 850 short-term rental licenses, with certain exemptions and provisions for existing license holders.
Because licenses generally do not transfer during a typical property sale, buyers considering a condo or second home should carefully review licensing eligibility before purchasing.
The long-term effects of these regulations on Stowe's real estate market remain uncertain. However, they introduce an additional consideration for buyers who may have previously relied on rental income to offset ownership costs.

The communities surrounding Stowe experienced a particularly active third quarter.
Excluding Stowe, 62 single-family homes sold throughout Lamoille County, with an average sales price of approximately $586,000 and a median sales price of $460,000.

Across Lamoille County as a whole, including Stowe, single-family sales increased 16.46% year over year. New listings rose 8.94%, while the median sales price increased 6.09%.
Several communities experienced notable changes in activity:
Morristown's rebound was one of the quarter's standout developments, making it the most active Lamoille County community outside Stowe.
Meanwhile, the exceptionally fast pace seen in several northern Lamoille County towns during the spring began to settle into a more balanced rhythm.
For buyers exploring communities beyond Stowe, Lamoille County continues to offer a variety of housing options and price points.
Waterbury continued to experience strong buyer activity during Q3 2026.
Single-family home sales increased 43.75% year over year, with 23 closings compared to 16 during Q3 2025. New listings also increased 35.29%, giving buyers more properties to consider.
The average sales price declined 7.96% to approximately $712,000, while the median sales price decreased 23.35% to $529,000.
These pricing changes reflected a greater concentration of sales at entry-level and midrange price points.
Homes spent more time on the market compared to the exceptionally fast pace of summer 2025. Average days on market increased to 52 days, while the median reached 18 days.
Despite these increases, Waterbury remained one of the region's more active markets, with strong sales volume and relatively quick median selling timelines.
Its downtown amenities, proximity to outdoor recreation, and convenient access to both Stowe and Burlington continue to contribute to its appeal.
Across Stowe, Lamoille County, and Waterbury, the third quarter of 2026 was defined by increased sales activity and faster selling timelines in several key markets.
Stowe's single-family market saw more closings and additional inventory, while the condo market continued to experience shifts in pricing and buyer activity.
Throughout Lamoille County, Morristown and Elmore experienced particularly strong sales growth, while Waterbury maintained its momentum with a significant increase in transactions.
However, increased activity did not eliminate the importance of pricing and negotiation.
For sellers, homes that are priced appropriately, thoughtfully prepared, and professionally marketed remain best positioned to attract buyers.
For buyers, additional inventory and changing market conditions offer opportunities to explore different communities and negotiate based on individual property circumstances.
Looking ahead to Q4 2026 and early 2027, mortgage rates, inventory levels, and the evolving impact of Stowe's short-term rental regulations will remain important factors to watch.
The takeaway: The Stowe area real estate market remains active, but success continues to depend on understanding the conditions within each community and price range.
